Peacock Architect’s Great Southern Hotel Featured as a Finalist in South Florida Business Journal’s 2022 Structures Awards

Block 40 is an ambitious endeavor. The 563,653-square-foot project’s $91 million construction cost reflected the challenges faced to incorporate the historic Great Southern Hotel into a new property. 

Delivered in March 2022 after a decade of development, it was originally slated to have 170 apartments and 103 hotel rooms. However, the plan was revised with all units for residential use. 

The result is a 20-story multifamily project comprising 103 studios, 170 apartments, two elevated pools and luxurious amenity spaces and ground-floor retail on Young Circle in downtown Hollywood.

Originally built in 1924, the Great Southern Hotel eventually became an eyesore. Block 40 incorporates a historically accurate re-creation of the hotel –encompassing such details as aluminum marquees, barrel-tiled roof, cast-stone veneer and candy-striped canvas awnings – that met all current building codes.

The resurrection of the Great Southern Hotel was a monumental task that entailed a great deal of coordination among the city, the Hollywood Historical Society, Block 40 LLC, Kast Construction and Peacock Architects. After two years of construction during a global pandemic, the historic hotel is once again a focal point of downtown Hollywood.
